We ensure all steps and critical tasks are reliably completed according to all requirements and deadlines. Let your clients rest at ease with the confidence that your team has the details handled! This package includes the following:

  • Review all completed listing documents.
  • Coordinate with Sellers to ensure complete paperwork, obtain missing signatures/documents.
  • Input listing in MLS, upload photos, tour, sellers disclosure, survey/T47, and other supporting documentation.
  • Add listing in CSS with feedback sent to Sellers.
  • Send MLS link for Seller to review active listing and confirm CSS instructions.
  • Submit listing file and obtain compliance approval.
  • Assist with price reduction amendments and enter open houses as needed.
  • Review executed contract and addenda for completion, obtain any missing signatures.
  • Ensure all parties have a copy of the contract.
  • Change to Active Option in MLS.
  • Provide Agent with Transaction Summary and add dates to Agent’s calendar.
  • Obtain earnest money receipt, obtain/send option receipt.
  • Provide survey/T47, obtain all Buyer signed disclosures.
  • Forward and follow up on all emails from Title and Lender.
  • Prepare and assist with amendments as needed.
  • Change to Active Contingent in MLS.
  • Obtain weekly Lender updates and ensure appraisal meets value.
  • Ensure HOA docs are delivered to Buyer.
  • Prepare commission form and obtain compliance approval, ensure CDA is delivered to Title with Agent wiring instructions (if requested).
  • Change to Pending in MLS once financing period ends.
  • Obtain repair receipts, ensure all items accounted for and forward to Buyer.
  • Schedule closing, review CD and forward to Seller with reminder of closing and what to bring.
  • Change to Sold in MLS.
